PUBLIC NOTICE Town of Gray - Planning Board March 12, 2020 @ 7:00 p.m. Gray Town Hall: 24 Main Street Public Hearing Notice is hereby given that the Gray Planning Board will hold a Public Hearing to receive public comments on the following agenda items: The Town of Gray is proposing to add a Commercial Solar Energy Systems Overlay District for properties located between the Maine Turnpike and Route 26A (by-pass) shown as Tax Map 35, Lots 20-42 and 19-11 in the Wellhead-2 & Rural, Residential and Agricultural Zoning Districts to allow solar energy production. The proposed additions to the Town's Zoning Map and Ordinance (Chapter 402) include changes to the following Sections: 402.2.2, 402.3.1, 402.4.1 & 2, and 402.5.3 & 4. A proposed new Section 402.8.10 establishes use specific review criteria and standards. A request by Justin Ludke and Robie Holdings LLC/Jarod Robie to abandon the unbuilt Phase 2 of the Woodlands Subdivision and merge into one (1) lot, the 26 residential open space lots and associated open space located at 39+/- Dutton Hill as shown on Tax Map 68, lots 35-17- 1 through 27 in a Rural Residential & Agricultural Zoning District. Phase 1 of the Woodlands Subdivision consisting of 4 traditional lots with duplexes has been completed. A request by Mark Morse for Change of Use and Site Plan Review to allow for a personal service/office use in approximately 5,500 square feet of an existing building and the continuation of existing uses in the remainder of the structure.
