NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE and SECURED PARTY'S SALE OF PERSONAL PROPERTY 197 Gray Road Cumberland, Maine By virtue of and in execution of the Power of Sale contained in a certain Mortgage Deed, given by GREEN SIP CONSTRUCTION, INC, a Maine Corporation with a principal place of business in the City of Portland, County of Cumberland and State of Maine to DENNIS R. ALLEN AND PATRICIA BENOIT-ALLEN, dated April 18, 2017 and recorded in the Cumberland County Registry of Deeds at Book 33956, Page 338, which Mortgage Deed was assigned to DRA HOLDINGS, LLC ("Lender"). a Maine limited liability company with a principal place of business in Cumberland, County of Cumberland and State of Maine, by an Assignment of Note and Mortgage dated June 29, 2020 and recorded in the Cumberland County Registry of Deeds at Book 36875, Page 122, (hereinafter referred to as the "Mortgage") for breach of the condi- tions of said Mortgage and for the purpose of foreclosing the same, there will be sold at Public Sale on August 31, 2021 at 1:00 p.m. at 197 Gray Road Cumberland, Maine, the real and personal property described in said Mortgage, together with all improvements located thereon and described in a deed recorded in the Cumberland County Registry of Deeds in Book 33956, Page 345. Terms of Sale: The sale will be conducted as a public auction and sold to the high- est bidder. All bidders must register with the auctioneer prior to the sale and submit a deposit of $7,500.00 in cash or certified U.S. funds. The highest bidder(s) will sign a Purchase and Sale Agreement with Lender, which will require payment of the balance of the successful bid within 28 days thereafter. Lender will convey the real estate to the purchaser(s) by Quitelaim Deed Without Covenant and will convey the personal property, if any, by Bill of Sale without warranty.
